Dramatic Restoration for Hard Floors

We strip away years of embedded grime from your ceramics using industrial extraction and old-fashioned elbow grease.

Why We Specialize in Ceramics (And Warn About Natural Stone)

Many cleaners will happily spray the same harsh chemicals on any hard floor they see. At Cottesloe Carpet Cleaning, our decades of experience have taught us a crucial lesson: Not all stone is created equal.

Natural stones—like marble, travertine, and limestone—are incredibly chemically sensitive. In fact, two pieces of the exact same type of stone can react completely differently to cleaning agents simply because they were quarried from different geographic locations. Using the wrong chemistry on natural stone can cause permanent etching or irreversible damage.

Because we prioritize the safety of your home, we focus our revitalization services exclusively on Ceramic and Porcelain tile systems. We know exactly how far we can push the chemistry and pressure on these durable surfaces to achieve safe, dramatic, and often unbelievable results.

The Cottesloe Standard (Our Methodology)

The Floor Assessment

Before a drop of water hits your floor, Shaun or Blaine will inspect the area. We confirm the tile type, check the integrity of the grout lines (looking for cracks or loose filler), and identify the primary type of soiling—whether it's cooking oils in the kitchen or soap scum in the bathroom.

Targeted Solution Application

We don't rely on mopping. We apply our specialized, high-alkaline cleaning agents directly to the tile and grout lines. This concentrated solution needs time to dwell, penetrating the porous grout and breaking down the heavy, sticky bond of years of accumulated dirt.

The Missing Element: "Elbow Grease"

Technology is great, but there is no substitute for hard work. While the cleaning agent dwells, we get to work manually agitating the floor. We use specialized brushes to scrub the grout lines by hand. This intense physical agitation is the secret to releasing the most stubborn, deeply embedded grime that machines alone simply cannot shift.

Enclosed High-Pressure Extraction

Once the dirt is lifted from the pores, we bring in the heavy artillery. We use a specialized, enclosed cleaning tool powered by our truck-mounted system. This tool blasts the floor with high-pressure, heated water while simultaneously extracting the water, dirt, and cleaning agents at massive velocity. The result is a deeply restored floor. No mess, no fuss.

High Pressure. Zero Splash.

Trying to clean grout with a mop is like trying to wash a car with a damp sponge—you are simply pushing dirty water into the lowest points (the grout lines).

Our enclosed extraction tool acts like a miniature pressure washer combined with an industrial vacuum. It creates a controlled, high-heat cyclone over the tile, washing the surface and instantly sucking the slurry out to our waste tank in the van. Your floors are left hygienically clean and practically dry within 30 minutes.

Frequently Asked Questions.

In most cases, the transformation is dramatic. Ceramic tiles and their grout lines respond exceptionally well to our process, often returning to their original color. However, if the grout was originally a dark color, or if physical staining (like permanent dyes) has penetrated the porous material deeply over many years, some discoloration may remain. We will advise you of this during our initial assessment.

We have extensive experience with high-end fabrics, including complex blends. However, because natural fibers can be highly reactive to moisture (leading to shrinkage, browning, or texture distortion), we must assess the piece in person and check the care labels to confirm it can be safely wet-cleaned.

Because our extraction system is so powerful, the floors are generally dry and safe to walk on within 30 minutes of us completing the area. You don’t have to cordon off your kitchen for the rest of the day.

This will generally depend on your usage. Heavily trafficked areas that are prone to oil/fat spills such as kitchens will be the benchmark for how often you will need your tile/grout cleaned. Most of our customers will have their tile/grout cleaned every 24 months.

We can work around your heavy furniture or help move lighter items like sofas and tables as needed. We always place protective tabs under furniture legs to prevent wood stains or rust transferring to the freshly cleaned carpet.

Major carpet manufacturers recommend that you vacuum carpet daily and have them professionally steam cleaned every 6 – 12 months. It most cases we recommend having a thorough carpet clean at least once a year.

Upholstery should not be allowed to become soiled to the extent where the fabric becomes noticeably or visibly discoloured. A good rule-of-thumb is that most upholstery should have a maintenance clean every 18-24 months or before soils and oils build up and stains the fabric.

Absolutely. As specialists in the Western Suburbs, we understand natural fibers. We use safe and appropriate chemistry that cleans effectively without damaging the natural fibres.

Hard floors can have a propensity for chemical sensitivity. There are many spills and substances that can penetrate deeply into a porous surface such as a tiled area. Often these areas can result in permanent discoloration that our cleaning process can’t reverse. During our initial examination, we will assess any problem areas and give you a straightforward, honest appraisal of what is possible.

Perth has notoriously hard water. Because a bathroom/shower environment is so often wet (often with standing water), over time these mineral deposits can permanently discolor the floors in these areas. These areas are often unaffected by our chemistry and can’t be reversed by our cleaning process.
